Energy renovation, Refurbishment, restructuringor change of use
- Improving the energy performance of buildings makes a decisive contribution to reducing greenhouse gas emissions. Whether it involves the renovation or refurbishment of housing, offices or public buildings, we have a thorough understanding of the constraints and specific features inherent to these structures, whether they remain occupied or are vacant.
A major player in energy renovation and building refurbishment
From housing renovation to the refurbishment of public and tertiary sector buildings, and the conversion of offices into housing, Eiffage Construction offers private and public landlords and local authorities a range of solutions to maintain and enhance their assets, in order to:
- sustainably improve the energy performance of buildings,
- reduce the consumption and carbon footprint of buildings,
- improve the living environment for residents.
-
Reducing energy consumption
10% of GHG emissions in CO2-equivalent in France are produced by heating, the production of domestic hot water and cooking in homes.
The energy renovation of homes can reduce their consumption by 30% to 50%.
-
Renovate
500,000 homes per yearThe French Law on Energy Transition for Green Growth (LTECV) of 17 August 2015 set a renovation objective.
The objective is to renovate 500,000 homes a year, including 100,000 social housing units.
-
Renovation of commercial properties
The ELAN law (Evolution of Housing, Development and Digital technology) was introduced in late 2018, with a new objective.
The obligation to reduce the energy consumption of tertiary buildings by 60% by 2050.

Building refurbishment or restructuring
The refurbishmentor restructuring of a building goes further than renovation, by completely rethinking how the building is organised.
The stringent standards and performance requirements of this type of project call for considerable expertise in renovation. This is expertise that Eiffage Construction has already applied to major operations, across a large number of projects.
Our tailored approach enables us to execute a wide variety of projects, including restructuring, new construction and building extensions.
Converting the use of a building involves making major changes to its structure or use.
For example, to create new offices from existing buildings:
- either by restructuring (e.g. converting car parks into commercial buildings)
- or by raising or extending the building.

Major renovation of seven historical Banque de France buildings - Paris h2>
Our teams at Eiffage Construction Equipements Réhabilités, in a consortium with Pradeau Morin Monuments Historiques, have just won lot 1 for the major refurbishment of seven buildings on behalf of the Banque de France. A large-scale project involving existing 18th-century buildings with six or seven storeys above ground floor, located on rue de Radziwill and rue de Valois in the 1st arrondissement of Paris. The premises to be used as offices and business spaces for the bank's employees.
The lot allocated covers site installations, structural work, masonry, cut stone, structure, façade, hard flooring and elevators.
This beautiful project was designed by Barthelemy Grino Architectes, Perrot & Richard (A.C.M.H.), DVVD, and Cabinet Philippe Votruba. It includes the renovation of the façades classified as a «Historical Monument» with the know-how of Pradeau Morin, our expert in high-quality and innovative renovation.
One of the major challenges of this project is to create new horizontal and vertical pedestrian routes between the seven buildings to make their movement more fluid, while meeting new safety standards.
The buildings in the heart of the Banque de France headquarters are of a heterogeneous nature and feature post and beam, metal frame, timber frame or stone structural elements that have been partially altered over time.
The general excavation of the basement level and the creation of basements under two buildings will require underpinning work. 29 months of work will be required in two phases, starting at the end of December 2021, with handover scheduled for mid-2024.
The operation in a key figures:
• 3,600 m3 of demolition
• 3,000 m3 of earthworks
• 2,000 m3 of concrete
• 80 tonnes of steel and 70 tonnes of structural steel
• 2,800 m2 of timber flooring made of 250 mm-thick Dalfeu laminated timber flooring and 80 m3 of timber beams. The use of wood instead of concrete to recreate floors on all superstructure levels is part of a low-carbon approach.Well done to the teams for this new project, and thank you to our partners!

Transformation of a former royal barracks into an office complex
The project is ambitious: to extend and transform the former Pépinière royal barracks on rue Laborde (in the heart of Paris) into an office complex, meeting modern requirements for well-being and environmental protection. After 27 months of work, the challenge was boldly met by Eiffage Construction Tertiaire, with Goyer delivering the façades.
The two refurbished buildings and the new 7-storey office building offer 19,000 m² of floor space, together with 4,500 m² of outdoor space. As well as offices, the complex includes gardens and terraces, a rooftop, a vegetable garden, a fitness room, an auditorium, a restaurant and a library.
