ParisL1ve: a major refurbishment,model in terms of reuse and carbon footprint reduction

A gigantic renovation project

Eiffage Construction was awarded a contract by the Gecina group to renovate the former Peugeot headquarters, renamed L1ve and located at 75 avenue de la Grande Armée in Paris. The renovation of the 33,500 m² of floor space on 6,950 m² of land was focused on:

  • a 110 m-long, nine-storey main building on Avenue de la Grande Armée;
  • two secondary buildings (nine storeys and seven storeys) connected perpendicularly to the rear façade of the Grande Armée building;
  • a five-storey building on rue Pergolèse;
  • four basement levels.

One of the many challenges of this renovation was the conservation of the site's unique architecture, in particular the monumental structure of the Grande Galérie on the ground floor and its 100 m-long façade of prefabricated load-bearing concrete frames.

An unprecedented low-carbon and circular economy approach in the heart of Paris

As well as being iconic and impressive, this major refurbishment is exemplary in terms of sustainable development.

It includes:

  • 186 flights of stairs designed with low-carbon cement, made from steel industry waste and a binder emitting 7 times less CO2
  • A reduction of 394 tonnes of CO2 emissions thanks to the reuse of more than 81 tonnes of materials;
  • The principle of circular economy with a new floor covering created from old façade stones.

In total, over 60,000 kg of CO2 were saved on this site!

These features enabled L1ve to aim for the HQE Exceptional Sustainable Building level, LEED® Gold minimum, WELL, BiodiverCity® and WiredScore® environmental certifications and labels.

The granite from L1ve's original façade was reused for the floor of the Grand Galerie.

Reuse: an exemplary project

Three materials have been recovered and reused:

  • Cable trays: the Réavie association removed and supplied cable trays that it reconditioned in its integration workshop located in La Courneuve (Seine-Saint-Denis), for a carbon saving of 384 kg of CO2 eq. 
     
  • Technical flooring slabs: Mobius recovered 2,700 m² of raised flooring from a clean-up site in Dijon, which it processed and reconditioned in Ile-de-France for a carbon saving of 196,830 kg of CO2 eq.
     
  • Floor coating: the 835 m² of green Labrador granite removed from the façade were reprocessed and transformed to be reused as floor tiles, for a carbon saving of 59,580 kg of CO2 eq.

 

A building that breathes

A garden opening onto the restaurant, a terrace shared by office floors, an accessible rooftop and multiple balcony terraces.

With 2,800 m² of planted areas, L1ve celebrates biodiversity at every level, offering users multiple openings to the outdoors.

The building is now in communication with the city.
In addition to the large bay windows on the avenue de la Grande Armée, a remarkable piece of work has been carried out on the Rue Pergolèse side, where the silent façade has disappeared to make way for a transparent ground floor. The brick and bronze façade has even been moved forward to align it with the street.
