In Saint-Ouen-sur-Seine, the new headquarters of Eiffage Construction's île-de-France regional division now houses the company's construction, property and development business lines.

This new high-performance and sustainable head office demonstrates Eiffage Construction's commitment to sober and innovative construction.

The red brick façade dating from 1938 has been preserved.

A new collective momentum

Housed in the former Ricqlès distillery, this 14,000 m² project brought together construction, property and development teams from across the Paris region in a single location.

The new headquarters aims to promote synergies between business lines, collaborative innovation and shared resources, while reinforcing Eiffage Construction's unique business model as a builder-developer-planner

A tangible commitment to sustainable construction

Designed from the start of its renovation to meet the challenges of energy sobriety, La Distillerie boasts a carbon saving of more than 30% compared with a standard building, i.e. more than 6,000 tonnes of CO₂ equivalent avoided.

This performance is based on:

  • The use of low-carbon concrete: concrete was prepared where it works with a maximum proportion of low-carbon concrete: CEM III, CEM IV and H-UKR (Clinker-free concrete). 
  • Economy of materials: no technical floors to reduce structural weight, installation of manual blinds and minimum use of concrete. 
  • The reuse and upcycling of materials, with 90% of the building's initial weight reused and/or recycled through selective deconstruction, and 30 to 40% upcycling of furniture including the old chairs from the Palais de Chaillot, used in the auditorium.

Exemplary energy performance

The building incorporates: a field of 23 probes drilled to a depth of 150 m that feeds a closed circuit, 80% of the hot and cold supply is provided by this geothermal energy, a hot-cold pump and a geocooling system controlled by the ground temperature.

These initiatives enable a 41% reduction in energy consumption for heating and cooling compared with conventional district heating.

As proof of its commitment to the environment, the Distillery is now distinguished by its demanding certifications:

  • BBCA Excellence: the highest rating of the label, attesting to exemplary low-carbon construction. 
  • BREEAM Excellent: international certification reflecting the environmental performance of buildings. 
  • NF HQE Tertiary Buildings Excellent: recognition of the building's high energy performance.
  • WiredScore GOLD: benchmark in connectivity and intelligent buildings. 
  • Compliance with RE2020 regulations and European taxonomy: meeting the most demanding standards in terms of energy performance and sustainability.

A flexible, service-oriented workplace

Designed to encourage new uses, the campus incorporates:

  • 3,000 m² of collaborative spaces,
  • an auditorium equipped with old seats from the Palais de Chaillot,
  • a library,
  • three restaurants,
  • landscaped terraces,
  • an 800 m² rooftop,
  • a fitness room and a concierge service.

La Distillerie embodies a tertiary model that is both responsible and user-friendly, where low-carbon construction serves everyday life.
