A multiple certified care home built of timber
This project has received multiple certifications and is a real example in environmental terms. It advocates an ambitious environmental and energy approach that is fully aligned with our low-carbon strategy deployed across all our business lines. The building is of mixed timber/concrete construction: the ground floor, stairwells and lifts are concrete, while the bedrooms and upper floors are made of wood. The exterior façade is also clad in wood. In addition to these natural features, the care home meets a number of environmental and energy certifications:
- Passivhaus (German building energy performance label)
- NF HABITAT HQE level Excellent (building performance certification in terms of energy, the environment, health and comfort)
- E+C-, level E3C1 (Positive Energy and Carbon Reduction Buildings)
A project that encourages synergies
In addition to incorporating numerous timber elements and obtaining the title of first «low-carbon» care home in France, the operation goes even further in its approach to environmental protection: we incorporated HVA Concept bathrooms, an Eiffage Construction brand, prefabricated off-site at our Fresnay-sur-Sarthe factory and delivered directly to the site. This prefabrication means shorter installation times and above all, less transport to the site and the associated pollution.
As well as incorporating these «High Value Added» bathrooms, this project encourages synergies between our entities within Eiffage Construction, but also with other Group business lines: while Eiffage énergie Systèmes was commissioned to handle the electrical work, building maintenance is handled by Eiffage Concessions subsidiary Eiffage Services, under a 5-year contract.
Works
Launched in early 2020, work was completed for delivery in summer 2021. Located south of Lille, in Cysoing, the «Résidence de la Pévèle» actually brings together the former Templeuve and Cysoing care homes – yet another synergy from this operation! It includes the construction of 88 rooms over two floors and more than 5,000 m², divided between:
- 1 housing complex with four 60-bed units
- 1 Alzheimer's unit with two 28-bed units on the ground floor
Imagined by architects Paindavoine Parmentier and GO Architectes, the project features noble materials, particularly wood, warm and elegant, with shades of blue-green and PVC flooring reminiscent of parquet. Our teams also used Building Information Modelling (BIM), a smart process of participative work using 3D digital models.
