A building steeped in history, by Gaston Castel
In Marseilles, on the corner of Boulevard des Dames and Quai de la Joliette stood the former branch of the Compagnie Générale Transatlantique.
This Art Deco building designed in 1929 by architect Gaston Castel is characterised by its wide façade and remarkable ironwork produced by Maison SUBES.
Our project was fully in keeping with the expression of minerals desired by this architect, who designed many of the town's monuments: the listed façades and the clock tower have been preserved and restored. It was designed by the Poissonnier Ferran agency.

The past combined with modernity... and complexity!
As well as its architectural quality, its technical aspects set this project apart, particularly due to the desire to preserve certain historical – and sometimes listed elements! – of the operation: façades, monumental staircase, clock tower, chandeliers, telephone booths, etc.
Aside being modern and ambitious, the building also boasts environmental certifications:
- Refurbished offices: NF Habitat HQE
- New offices: BREEAM and NF Habitat HQE
- Tourist and Business Residence: NF Habitat and Bâtiments Durables Méditerranéens
- Housing: Patrimoine Habitat Rénovation
The building was acquired in June 2017 by an SCI jointly owned by OPCI Groupama Gan Pierre 1, Caisse des Dépôts et Consignations and the Agence Nationale pour la Rénovation Urbaine.

The Castel mixed-use development comprises:
- The transformation of a building originally measuring 9,500 m² into a total surface area of 23,400 m²,
- The preservation of a historical building designed by a renowned architect,
- This is an example of a project that aligns with the Eiffage Group's ambitious environmental approach,
- Proof of the synergy between the Group's different business lines: Demcy for the demolition, La Forézienne for the earthworks, Eiffage énergie Systèmes and Eiffage Construction.
