A new-generation high-rise building
The Majunga tower rises 47 storeys to a height of 195 metres.
It weighs 135,000 tonnes. It has a capacity of 5,000 to 6,000 workstations, over 69,500 m² NFA.
One of its key features is its bevelled shape, with 20 loggias adorning the floors on the south façade.
In addition, openings have been specially designed to ventilate the spaces on all levels, which is rare in a high-rise building.
Dimensions and performance
Majunga is the first new building in France to be certified BBC in the design phase.
The first office tower in continental Europe to achieve the BREEAM Excellent rating in the design phase (BREEAM Awards 2012).
NF Bâtiments Tertiaires HQE certification (6 very high-performance targets and 8 high-performance targets).
BBC Effinergie 2005 label (RT2005 - 50%).
Grand Prix Simi Immobilier 2014 (New Office Building + 50,000 m² category).
One level per week
A self-climbing tool operated by PERI was used to build the core (26 m x 19 m).
This complex tool, mounted on hydraulic jacks, made it possible to build the 240 metres of walls without rotating any equipment or using a crane.
This saves time and makes it much more efficient to keep up with the pace of one level a week.
The core incorporates all the tower's functions: corridors, toilets, lifts, goods lifts, emergency staircases and technical ducts.
Expertise of the Eiffage group
The €200 million project was carried out by an Eiffage consortium, comprising Eiffage Construction Grands Projets and Goyer.
études et Structures, Méthodes Plus, Eiffage Energie (for the electricity package) and Eiffage Infrastructures (for the facilities at the foot of the tower) were also involved.
At the height of the works, almost 600 people were active on the construction of the tower.

Majunga is a completely reinvented tower that blends perfectly into life and the city. Breaking away from the monolithic architecture of older towers, Majunga is open, lively and environmental. It is distinguished by its moving façades, made up of three adjoined vertical planes which are slightly different in shape. Majunga is like a plant whose stem has gradually thickened under the effect of the climate.
Its high ceilings, largely glazed façades and spaces open to the outside give an impression of volume and help to celebrate a new, freer, more informal way of working.
Majunga also represents an environmental breakthrough by way of the measures it has implemented to reduce energy consumption inside the building.
The advantages of the Majunga office tower
Opening
Majunga is the first tower in La Défense to offer outdoor spaces on every floor (loggia or balcony), with a comfort opening every two floors.
Loggias
The loggia-gardens on the upper floors give access to the open air and make each floor a convivial place.
Bioclimatic façades
The glazed landings and bioclimatic façades, adapted to the orientation of the tower, maximise the penetration of natural light.
Terraces & gardens
The base of the tower opens onto garden terraces where you can meet, work or have lunch in optimum comfort.
Workspaces
The workspaces are designed to promote well-being and accommodate multiple configurations depending on requirements.
