Supported by Eiffage Immobilier, the ZAC Business Park in Asnières is growing! At the end of November 2020, we sold 300 student housing units in the Future State of Completion to the KLEY group, investor, owner and manager of student residences. This environmentally exemplary residence will open in 2023.
Located on the outskirts of Paris and with direct access to the metro, including the future Line 15 project, the joint project development is a real opportunity for students wishing to settle near the capital, on a dynamic and well-served campus.
This district, for which a designated group of 5 developers whose Eiffage Immobilier is a representative, incorporates several innovations including a participatory concierge in partnership with Réciprocité, productive urban agriculture with MUGO as well as a geothermal urban heat network designed and operated by a project company consisting of Eiffage Energie Systèmes and Egis. The heat network will operate through the recovery of water calories from the water table, which will create the energy needed to supply heating and hot water to the housing units. In addition to these exemplary environmental initiatives that are part of the Eiffage group’s ambitious approach on the subject, the building will be NF Habitat HQE certified and will benefit from the Effinergie Label.
Designed by architect Alfonso Femia, the project is part of an island with a residential vocation designed in collaboration with Architectures Anne Demians, comprising a total of 3 buildings developing 470 dwellings on 19,000 m².
The building will accommodate 300 students, on a surface of 7,200 m² spread over 9 levels. This residence will have large common interior spaces: more than 100 m² to meet in #LEKAFE, no less than 60 m² to have fun and relax in #LESQUAT or 85 m² to work alone or in a group in #LELAB, a co-working space signed KLEY. Students will also benefit from more than 220 m² of outdoor spaces, including an 80 m² terrace located on the ground floor and a 75 m² rooftop.
Developed by Citallios, Eiffage Aménagement has been designated as an assistant to the Eiffage Immobilier representative and will intervene to ensure the interface between the various operators. Another project that is carried out in synergy with the Group’s business lines!
