Eiffage Immobilier chosen to carry out a real estate project related to the station of Grand Paris Express d'Aulnay-sous-Bois

The Société du Grand Paris and the city of Aulnay-sous-Bois en Seine Saint-Denis have selected Eiffage Immobilier, agent of the operation in co-promotion with verrecchia and accompanied by the agency of architects of Jean-Michel Wilmotte, to manage a real estate project, named Lumin&Sens, at the foot of the future station of the Grand Paris Express on line 16.

By 2024, the city of Aulnay-sous-Bois will host a train station on line 16 of the Grand Paris Express. The Lumin&Sens real estate project will therefore be created to accompany the transformation of this neighbourhood, which has been the subject of an urban renewal project since 2004.

The Société du Grand Paris and the city of Aulnay-sous-Bois wanted to entrust this emblematic operation to the group of Eiffage Immobilier thanks to its innovative proposals including the construction of a mutable public parking in apartments or a masterful, bright and attractive commercial space guaranteeing the animation of this new city entrance.

The Lumin&Sens operation will have 371 apartments, 960 m² of shops, a private nursery and a parking lot of 371 parking spaces including 80 public parking spaces.
Designed by Jean-Michel Wilmotte’s architectural firm, the project will develop into two islands on either side of the main square. Overlooking the station, a housing building in R+6 will highlight the equipment and will consist of a succession of vegetated full and interstices. On the eastern island, facing the railway station, a building in R+8 will be a real green lung combining private and shared spaces to offer future inhabitants a preserved place of life.

Eiffage Construction teams, in charge of the construction site, the design offices Qualiconsult, Terrel, Ingema, GRF, Cap Horn Solutions, Karibati, JLL, Sareco, Zenpark, Topager and the landscaping company Neuve Rouyer will also participate in the creation of this dynamic new city center promoting a stimulating, inclusive and serene whole.
