Eiffage Immobilier and COFFIM deliver the Domaine de Gaïa: an eco-responsible neighbourhood in the heart of Seine-Saint-Denis

OFFIM and Eiffage Immobilier have delivered a complex of 350 housing units in Gagny (93) for both first-time buyers and intermediaries, confirming their desire to support the dynamic transformation of Seine-Saint-Denis as part of the Greater Paris project and just a few months before the Paris 2024 Olympic Games.

COFFIM and Eiffage Immobilier are delivering a residential neighbourhood in Gagny, comprising 350 studio to four-bedroom flats spread over a floor area of more than 20,700 m² and with 338 parking spaces, 290 of which are underground. Shops will be built at the foot of the building, helping to create the ideal neighbourhood life for the residents.

In order to meet the current challenges of sustainable development, the two developers of Domaine de Gaïa decided to place nature at the heart of the project. The EnDeMa93 association, which is committed to biodiversity and sustainable development, joined forces with Eiffage Immobilier and COFFIM to design and imagine a place where the fauna and flora are preserved and enhanced.

To achieve this, it was decided to :

  • create a hibernaculum (artificial shelter for snakes)
  • to install chiropteran shelters and birdhouses,
  • replanting trees.

Designed with quality in mind, the project has been awarded the RT 2012 -10% and NF HABITAT HQE labels, a guarantee of superior housing performance.
The city of tomorrow is also a city in which its inhabitants communicate, evolve and share the same heritage and history. This is why Eiffage Immobilier, a signatory of the 1immeuble 1oeuvre charter in partnership with the Ministry of Culture, and the COFFIM Group, have placed art at the heart of the district with "Scarface", a creation by the artist Béatrice Arthus-Bertrand. This series of five pieces of "red cedar" wood, stained with Indian ink, blends harmoniously into the heart of the district.
