The Euroméditerranée eco-city
Smartseille is part of a wider project to convert a 170-hectare industrial site as part of the extension of the Euroméditerranée scope in 2009.
The Euroméditerranée public-sector development body (EPAEM) was awarded the écoCité label, designed by the Ministry of Ecology, Sustainable Development and Energy to promote «architectural, social and energy innovation on a city scale».
This project has become Europe's largest urban redevelopment project. It aims to become a laboratory for sustainable urban development, by adapting to the specific climatic, geographical and cultural features, and uses of the Mediterranean.

From the Allar plot to the Smartseille eco-district
All-round contractor Eiffage was awarded the Allar demonstration site by the city, a 2.7-hectare plot of land.
The Group focused its R&D on new, lower-emission construction methods and processes, as well as on a comprehensive, systemic approach to sustainable urban development.
This approach is supported by the Phosphore project, a research laboratory for sustainable urban development.
Eiffage Immobilier designed this new eco-district using innovative and sustainable solutions for eco-construction, mobility, housing and spatial planning created by Phosphore.
Know-how, innovation, energy savings, new uses and services... Smartseille was born.
Solidarité énergétique®: the seawater loop
The principle of energy solidarity®, devised by Eiffage as part of the Phosphore project, was used so that heat from office buildings could be used to heat homes, and vice versa.
The seawater loop installed by EDF heats and cools living spaces by heat exchange with the sea, generating energy savings of 30%.
Ecomobility
Surface traffic is reserved for pedestrians and cyclists.
Residents have access to electric cars and shared bikes.
A shared car park is available for employee vehicles during the day and resident vehicles at night.
The metro and future tramway are close by.
New services
The concierge service offers invaluable day-to-day services such as dry cleaning, postal services, ticketing and parcel points, as well as mobile services such as hairdressing, beauty treatments and massages.
It also manages co-working, shared mobility and shared parking, in addition to its social role (neighbourhood day, gardening workshops, energy coaching, etc.).
New uses
The modular room located between two dwellings is designed to meet the needs of the whole family and adapt to the life paths of its occupants: the arrival and departure of a child, working from home, professional mobility, hosting a relative, etc.
Broadband internet was installed by Orange and rolled out throughout the neighbourhood, providing easy access to online services: e-concierge, energy coaching, neighbourhood network, security and home automation.
Marseille's 112th village
This 58,000 m² showcase district, the 112th village in the city of Marseille, includes 385 positive-energy homes, 100 of which are social housing, a 100-bed senior citizens' residence, 27,500 m² of offices, 3,000 m² of shops, a 90-room hotel and a 35-bed crèche.
The offices are home to 400 employees of the City of Marseille and Eiffage Construction Sud-Est.
A symbol of community living, the Smartseille eco-district became home to 4,000 residents and 2,000 jobs once completed in 2018.
