The consortium led by Eiffage Aménagement plants the first tree in the Lizé eco-district in Montigny-lès-Metz

The Lizé eco-district in Montigny-lès-Metz, one of the most ambitious redevelopment projects in the region, is beginning its transformation. The Eiffage Aménagement, Crédit Mutuel Aménagement Foncier and Demathieu & Bard Immobilier consortium, which was selected to redevelop the 9 hectares of the Lizé barracks in close consultation with the municipality, has begun work. The planting of the first tree and the inauguration of the project house were attended by Jean-Luc BOHL, Mayor of Montigny-lès-Metz, Nicolas GRAVIT, Managing Director of Eiffage Aménagement and Chairman of S.A.S Lizé, Emmanuel HERMSDORFF, Managing Director of Crédit Mutuel Aménagement Foncier, Pierre-Yves MARX, Regional Director of Demathieu Bard Immobilier for the Grand-Est region, and Marc HOETZEL, Director of the Rhine-Meuse Water Agency.

A city centre in the making
A link between Montigny-Haut and Montigny-Bas, the future Lizé eco-district is emblematic of the town's commitment to sustainable development. Housing, public facilities, services, shops and green spaces will soon take place there, making this site steeped in history a new centrality. After years of gestation and preparation, the Lizé district conversion project has entered its operational phase. Today, on the 9-hectare site, only the buildings that have been preserved for their historical and architectural value remain, along with 123 preserved trees.

By 2026, 755 homes will be built in three phases. The project mixes all forms of urban housing: town houses, small collective buildings, intermediate-sized buildings, home ownership residences, social rental housing and building plots. Some of the older buildings will also be rehabilitated for home ownership and social rental. An intergenerational residence completes the programme.

Contemporary graft
The Lizé eco-neighbourhood places great emphasis on the revitalisation of the former barracks. According to the principle of contemporary grafting developed by the architect Jean-Michel Wilmotte, the safeguarded heritage will be reconverted in synergy with contemporary architecture.

From Agenda 21 to the Eco-district label
This strategic rehabilitation project is in line with the actions carried out by the City as part of its Agenda 21:
- Preservation of the existing plant heritage (plane trees, weeping willows, ash trees, etc.). Planting of 432 new trees (maples, oaks, hornbeams, pines, etc.) in the district, as well as the planting of shrub and herbaceous strata that will enhance biodiversity;
- Local management of rainwater by infiltration;
- Clean worksite" charter, optimisation of earthworks and reuse on site;
- Energy performance objective for the housing (NF Habitat HQE);
- Connection of buildings to the biomass-fuelled district heating network;
- Soft mobility encouraged, car-sharing service;
- Creation of an urban park and a shared community garden in the heart of the district.

Opening of the Project House
Located at the corner of Rue Général Franiatte and Rue Justin Beauqué, the Lizé eco-neighbourhood project house will be a place of welcome for all and will have
- An exhibition space retracing the past of the barracks, created with the Montigny Autrefois association;
- Information on the works and a register for the collection of requests from local residents;
- A presentation of the future district through a 3D digital model and visuals;
- A Solid-R platform dedicated to the reuse of building materials:

  • A place for storage, reuse (reconditioning, upcycling or recycling) and sale of reused materials to individuals, associations and professionals;
  • A place where the general public can attend awareness-raising workshops.

The 58 sqm project house was built in one of the old longères that have been preserved. It was entirely made of materials coming from the deconstruction of the barracks buildings to be used again, either for a similar use, or adapted or diverted. They do not go through the waste or recycling process! Bricks, parquet, rafters, partitions, insulation, light fittings, washbasins and doors are all materials that have found a second life directly on site. Additional materials were methodically deposited to open a temporary shop for professional and non-professional DIYers.

This project was entrusted to the Réavie association, which specialises in the circular economy and solidarity, and which employs people on integration programmes to help them discover the various trades. This circular economy logic has enabled the project to remain in line with its principles. The project house will be open to the public every Wednesday afternoon from 4pm to 7pm from 3 November 2021.

- 1 park of 1.2 hectares
- 554 trees on site, including 432 newly planted trees
