Smartseille, the eco-neighborhood of the future to live in the present

On 21 July, on the occasion of the inauguration of the new headquarters of Eiffage Construction Sud-Est in Smartseille, operational demonstrator of the sustainable city, Mr Benoît de Ruffray, Chairman and CEO of Eiffage, received Mrs Brune Poirson, Secretary of State to the Minister of State, Minister for the Ecological and Solidarity Transition, Jean-Claude Gaudin, Mayor of Marseille, President of the Metropole Aix-Marseille-Provence, Vice-President of the Senate Laure-Agnès Caradec, Deputy Mayor and President of Euroméditerranée.
This inauguration made it possible to present the innovations deployed on Smartseille and to return to this exceptional pilot operation which uses the unique integrated model of the Eiffage group and many public and private actors, united in a partnership ecosystem, to build a pioneering eco-neighborhood And sustainable, emblematic of the French know-how in urban planning.

 

Located in the heart of the Euroméditerranée EcoCité, Smartseille is a real link between the northern districts and the heart of the city of Marseille. It is built on a former industrial wasteland of more than 2.7 hectares which have been subjected to a mild decontamination experiment by mycoremediation. There are 58,000 m2 of housing (including an intergenerational residence Cocoon'Ages), offices and numerous services (e-caretakers ...). Over 4,000 people will eventually live, work and live in Smartseille.

Pioneer, this eco-district was designated industrial demonstrator for the sustainable city to embody the French know-how in urban planning. A symbol of an exemplary partnership between public authorities and private companies, Smartseille brings together industrial operators, start-ups and SMEs as well as associative structures around the Euroméditerranée development operator.

This project, carried out by the Eiffage Group, is a real urban innovation laboratory offering solutions adapted to the needs of inhabitants and users while taking into account three major challenges: ecological transition, better living together and the requirement of reproducibility . As the name suggests, the Mediterranean dimension is the foundation of Smartseille's identity. It takes particular account of the physical, social, economic, cultural and climatic characteristics of the territory by providing appropriate responses in the field of sustainable urban development.

To create Smartcity, a smart city serving its inhabitants, Eiffage, in partnership with Orange, has created a connected island, using a dedicated digital aggregator, which provides each with simple tools to facilitate everyday life and promote Sharing: car parks and services are shared, Solidarité Energétique allows exchanges of calories between buildings and a reduction of invoices by more than 30%.

The site hosts a program focusing on the functional, social and generational mixing of all the components of the urban ecosystem: social housing and accession, offices, hotel, intergenerational residence Cocoon'Ages, nursery, school, shops and local services, Neighborhood concierge and a central, vegetated public space.
Smartseille is the first real demonstrator of the work of Phosphore, an R & D laboratory belonging to the Eiffage group, which is at the instigation of the High Quality of Life® design process.
