In Montpellier, Eiffage Immobilier signs the VEFA of a wooden office complex with Groupama Gan REIM

Groupama Gan REIM, on behalf of the OPCI Groupama Gan Pierre 1, is acquiring from Eiffage Immobilier, on a pre-purchase basis, a 3,900 sqm two-storey office complex located in Montpellier (34), in the heart of the Parc Eureka, which is the major tertiary centre of the city.

The asset will be delivered in October 2023 and will be certified "BREEAM Very Good". Comprising a mix of 2,100 cubic meters of concrete with a reduced carbon footprint and 1,600 sqm of wood-frame facades, the building is also aiming for the E2C1 label, which can be upgraded to E3C1 thanks to the possibility of installing photovoltaic panels.

This €12.47 million investment (including fees) reflects the commitment and desire of the OPCI Groupama Gan Pierre 1 to position itself in new buildings that are part of a virtuous environmental approach.

The design of the building, composed of a shell of metal scales with multiple perforations, was imagined by the architectural firm 2A Design, in order to adapt to its environment and to respond to the problem of sunlight.

The complex will include tailor-made and evolving spaces with flexible use possibilities.

The user-friendliness and layout of the spaces have been particularly studied in order to guarantee the quality of life at work for the future occupants. The building will include a 150 sqm green patio, 4 loggias, terraces, balconies and gardens accessible to office users.

For this transaction, the buyer was advised by the notary's office of acte 2 (Me Baffoy), Archers (Me Moutet) for the legal aspects, the company Setim for the technical aspects and CBRE for the acquisition advice. The seller was advised by the Lexnot notary office.
