Eiffage Immobilier lays the foundation stone for the social programs in the Lizé eco-district in Montigny-lès-Metz (57)

The project, won by Eiffage Aménagement and Eiffage Immobilier following a call for projects, involves the creation of a new eco-district in the town of Montigny-Lès-Metz (57). On the site of a converted former military barracks, a living space with more than 750 homes will be created.

In the middle of the new district, two flagship buildings will aim to intermingle generations and uses, thus fostering social ties. Eiffage Immobilier will build an intergenerational residence, Cocoon'Ages®, and will also renovate a building in the former military barracks into housing. The first stone has just been laid.
 
The Cocoon'Ages® intergenerational residence, managed by 3F Grand Est in partnership with Récipro'cité, will offer 82 housing units with delivery scheduled for late 2023. The architecture of the site will allow for an original sharing of common spaces. There will be a multi-purpose room, a shared kitchen and a shared terrace. An animator will also propose activities to facilitate exchanges between residents. The central location of the building in the new district, the use of low-carbon concrete for the construction and the presence of a fully planted façade give it a special character within the block.
 
The Réa'Lizé building will be renovated to accommodate 24 social housing units for intermediate rental (LLI) managed by IN'LI Grand Est. They will be located on the top floor of the building, thus benefiting from high ceilings. Delivery will take place at the end of the year. The original façade of the barracks, made of Jaumont stone extracted from the Moselle quarries and red bricks, will be preserved and enhanced by a complete cleaning. The new elements added will be in adequacy with the whole to create an architectural coherence.
 
To increase the social component of the project, 11,530 hours of integration are planned as part of the work carried out by the general contractor, in order to encourage the return to employment of people in professional difficulty.

As a reminder, the program in detail is:

- 755 housing units: 388 in 2022, 213 in 2024 and 154 in 2026
- 4,560 m2 of shops and services
- 1 park of 1.2 hectares
- 554 trees on site, including 432 new trees planted
