Eiffage Immobilier in "Symbiosis" with Valloire Habitat for the laying of the foundation stone of a mixed-use development in Saran

On Tuesday 8 March in Saran (Orléans Metropolitan Area), the foundation stone for the new "Symbiose" mixed-use development was laid by (from left to right) Vincent Henneron, Managing Director of Valloire Habitat, and Gwendal Gautier, Director of Eiffage Immobilier Great-West Region, Jean-François Escudier, Chairman of Valloire Habitat, Marc Gaudet, Chairman of the Loiret département, Maryvonne Hautin, Mayor of Saran, Julien Vasse, Architect, and Nicolas Darcheville, Director of Eiffage Construction Centre-Orléans.

Located on the site of the former airfield, the Symbiose project is located in the heart of the ZAC des Portes du Loiret, in the immediate vicinity of the Oréliance hospital centre. This new programme contributes to the expansion of the district. It is part of a mixed-use strategy and includes the construction of 4 commercial units of 300 sqm, 2,000 sqm of offices and 129 housing units (T2 to T4) divided into :

  •     23 social housing units (Valloire Habitat) with garden, balcony or terrace, scheduled for delivery in the first quarter of 2024.
  •     30 intermediate rental units (Valloire Habitat) with balcony, loggia or terrace, scheduled for delivery in the second quarter of 2023.
  •     76 new homes (marketed by Eiffage Immobilier): the interiors of these homes will benefit from generous volumes and natural light throughout the day, with balconies or gardens, and will offer a beautiful living and sharing space. Delivery is scheduled for the second quarter of 2023.

The three-storey buildings are harmoniously integrated into their environment and organised around a central avenue in the heart of the block. Private and communal gardens are planned at the foot of the buildings, while the main road is planted with trees of various species: a programme that favours quality of life!

Designed by the firm L'Heudé & Associés, the buildings that make up the Symbiose programme have a contemporary architecture. They alternate between white and brown rendering on a crumpled, stained concrete base to highlight the play of projections and recesses on their facades. The attic volumes are distinguished by a lacquered steel cladding. Some of the roofs are made up of a sloping slope that gives rhythm to the silhouette of the buildings.

The construction of this NF HABITAT and NF HABITAT HQE certified project for social housing is being carried out by Eiffage Construction in the Centre region. Work began in July 2021 for final delivery in the first quarter of 2024. The operation, which is being carried out in several phases, will involve almost 50 workers at the height of the activity.

With this project, our teams have confirmed their expertise in managing large-scale projects and have integrated a proactive social and societal approach with a commitment to 1168 hours of integration.
