Eiffage Immobilier and Coffim: urban regeneration and commercial success of more than 1,000 housing units in Bagnoletolet

More than 1,000 housing units distributed in 6 buildings, shops, a pedestrian avenue : the SERAP project, Porte de Bagnolet, led by Eiffage Immobilier and Coffim, is an exemplary urban redevelopment operation and commercial success. Review of a large-scale project at the gates of Paris, deliverable in 2021.

It is a brand new neighborhood that is created for Bagnolet! With 40,000 m2 of surface area and 10 years of development, the SERAP project, begun before the beginnings of Greater Paris, foreshadowed its volumetry and philosophy: the realization of new socially mixed and environmentally friendly neighborhoods with buildings certified NF Habitat and NF Habitat HQE, creating a junction with the capital.

Eiffage Immobilier and Coffim, on this structuring operation, are part of this dynamic to participate in an urban regeneration operation in the broad sense, at all levels: from the apartment to the neighborhood, from the shops to the access to public transport… to manage to offer a new district in Bagnolet, accessible by metro and open on the Jean Moulin park, the only park of Île-de-France classified Natura 2000.
From the beginning of the project, Eiffage Immobilier and Coffim were able to integrate all stakeholders in the discussions: the City of Bagnolet, the owners, associations and residents. Listening and taking into account everyone’s expectations have led to the creation of a district combining social diversity and innovative architecture, imagined by the agency MPA.

Social diversity is indeed important: with two student residences with mixed programming (one social and private managed by Réside Etudes and the other private managed by KLEY), housing with conventional access, social housing (acquired by 3F) and dwellings in intermediate access (acquired by IN'LI and 3F), the SERAP project proposes typologies from studio to 5-room duplex.
The innovative «LINE» building, which includes accessioned housing, incorporates SmartHab, which allows you to control your home on site or remotely and to control all connected equipment from your smartphone.

The commercial success is there: less than a year before the final delivery of the operation (a first part planned at the end of the first quarter 2021 and the second in summer 2021), 100% of the housing has already been marketed.

Realized by Eiffage Construction, this extraordinary project is composed of 6 buildings from 14 to 16 floors and shows once again the strength of our unique model of builder-developer!
