Eiffage Construction starts work on Sensorium, a project that is causing a stir (59)

Work on the Sensorium mixed-use programme, entrusted to Eiffage Construction, will begin in early July. The programme, located on the edge of Vieux-Lille, at the entrance to La Madeleine, and a stone's throw from the new Palais de Justice in Lille, will aim to meet the challenges of the city of the future: a sustainable, safe, resilient and connected city.

This large-scale project, located at the entrance to the town of La Madeleine and on the edge of Old Lille, includes the construction of :

  • 135 homes, divided into 5 buildings. Two buildings will be dedicated exclusively to assisted housing. The other 3 will be for home ownership;
  • 6 floors of offices, spread over a usable area of over 18,000 m² (R+6);
  • external developments, including the creation of a new two-way access road.

The residential units will have two basement levels in the Parisian wall. The facade will be composed of brick facings with metal frames to give the project more character. A special feature of the programme is the generous green roof terraces, market gardens and shared planters that will be accessible to all residents, regardless of which flat they live in. Photovoltaic panels, a restaurant with a terrace, a square, a pedestrian mall and a public garden with trees will also complete the development.

This large-scale project will require the presence of 4 cranes (2 for the housing and 2 for the offices). 200 workers will be mobilised on this site.

In terms of energy performance, the offices are aiming for "BREAM EXCELLENT - E1C1 LOW CARBON CONCRETE" certification (ecological label awarded to low-carbon buildings). Indeed, the infrastructure of the office buildings will be made exclusively of low-carbon concrete. The housing units, on the other hand, aim to obtain the "BEE+ Label".
