Just a stone's throw from the Montparnasse train station, Eiffage Construction has rehabilitated an 85,000 m2 mixed-use programme, mainly for shops, hotels, offices and housing, in the 14th arrondissement of Paris. The existing buildings (dating from the 1970s) were remodelled, relocated or enlarged, while other functions such as social housing and a crèche were added; in the end, the new project totalled 106,000 m2. These works are part of a desire to modernise the existing buildings.
Called "Les Ateliers Gaîté", this new place of life includes 62 social housing units (spread over 4,530 m²), a 40-baby crèche (nearly 630 m²), an office building fitted out with coworking spaces (over 12,780 m²), a sports hall and the largest food court in Europe with 25 counters, for a total surface area of 106,000 m².
Our teams carried out the structural work as well as the closed construction of the Gaité Scène Montparnasse block, but they also renovated the rooms in the Pullman Hotel (the latter has 957 rooms spread over 32 floors) and carried out the social housing as general contractors. 1,000 workers (all trades) were needed to complete this vast project.
In the search for more energy-efficient concrete, Eiffage Construction worked with the Hoffmann Green Cement Technologies team to develop a cement that emits five times less CO² than conventional cement. Tests were carried out on flights of stairs made from this concrete. In addition, the project is part of a sustainable development approach by aiming for HQE and BREEAM Very Good environmental certifications for part of the buildings.
