BNP Paribas Real Estate and Eiffage Immobilier acquire the D5 site in Boulogne-Billancourt to develop a mixed-use neighbourhood that will house the future headquarters of Renault Group

BNP Paribas Real Estate and Eiffage Immobilier have acquired from SICOFRAM, a subsidiary of Renault, the last plot of land on the emblematic Trapèze in Boulogne-Billancourt. This site, known as D5, will eventually house 13,000 sq.m of housing and 40,000 sq.m of offices. The first deliveries are expected from the end of 2025.
 

The historic site of the Renault factories, the Trapèze district is completing its transformation into an eco-neighbourhood combining respect for the environment and architectural ambition. It is now home to social housing and home ownership, offices, public facilities and shops, transforming it into a lively and attractive place.
 
On the last available land, BNP Paribas Real Estate and Eiffage Immobilier, winners of the competition launched by Renault Group in 2018, will develop a mixed-use and social project consisting of four buildings designed by four renowned architectural firms: Chartier-Dalix, BIG, AAVP and ECDM.
 
The 53,000 m² to be built is broken down as follows:

  • Lot 1 (called New R): a 25,000 m² office building (Chartier-Dalix architecture firm)
  • Lot 2 (called X work): a 15,000 m² office building (BIG architectural firm)
  • Lot 3: a 6,500 m² building for residential and social housing (AAVP architecture firm)
  • Lot 4: a 6,500 m² building of housing for first-time buyers (ECDM architecture firm)

These new buildings meet the major challenge of the Trapeze development, which is to offer the new residents a high quality of life in an exemplary district in terms of architecture, landscape and respect for the environment, a district marked by its belonging to the 21st century. They are in line with the principles of a "park city" that is both residential and tertiary, organised around a network of generous public spaces, including a seven-hectare park linking the city to the Seine.
 
"This emblematic project, located on the last plot of land in the Trapèze urban development zone in Boulogne-Billancourt, between the Seine and Billancourt Park, is a true demonstration of our know-how in building the city of tomorrow, integrating several architectural agencies and meeting high standards of environmental and energy performance," explains Olivier Bokobza, Chairman of BNP Paribas Real Estate's Development activities.
 
The architectural project for the property complex is based on simple principles designed to assert the landscape continuity of the Trapeze while offering the new buildings ideal conditions for views and openness:

  • a common reference height for all the buildings,
  • an intermediate layer with a lot of vegetation at about 35 metres from the ground,
  • openings extending the principles of porosity and landscape continuity of the city park,
  • east/west orientations offering optimal sunlight conditions and natural ventilation.

"Our challenge was to design a coherent whole, fitting into a neighbourhood with an already strong identity, while highlighting the know-how of the architects and landscape designers. Thanks to the involvement of each of them, common principles were quickly defined to imagine four buildings with a real singularity that fit harmoniously into the current environment. To perfect this integration, a major role was given to plants for this pioneering block of buildings in accordance with the new RE2020 regulations," says Frédéric Cartier, Real Estate Director for the Ile-de-France region of Eiffage Immobilier.
 
Attractive because of its architectural and environmental ambitions, as well as its harmonious balance between residential buildings, of
fices, green spaces and shops, this new piece of town in the heart of the western Parisian crescent is directly linked to the business centres of La Défense and the capital. It benefits from good public transport links. Nearby, there is metro line 9, a T2 tramway station, as well as numerous bus routes, cycle paths and the new Grand Paris Express line (no. 15), which will be brought into service in 2025.
 
The New R office building has been fully let since construction began. In 2026, it will house the future headquarters of the Renault Group.

LOT 1 - "New R" - future headquarters of Renault Group
Due to its location at the end of the plot, this first tertiary lot announces the entrance to the new district. The emergence of New R (from about 35 m), light and detached, is characterised by a crystalline materiality, a thermal glazed double skin that protects the accessible exterior spaces from the wind. The diaphanous silhouette it generates echoes the emerging masses of the Horizon and CityLights Towers.
 
LOT 2: "X work", an office building
This singular office building is characterised by its "x" shape, a deliberate choice by the architectural firm which, through this design, allows the building and the neighbouring buildings to benefit from a better supply of natural light. The higher the floors, the greater the recesses in the facades, creating planted balconies that are ideal for implementing a biophilic approach that benefits employees.

LOT 3 - 6,500 m² of residential units (for sale and social housing)
The homes in lot 3 all have direct access to the outside thanks to balconies on each level. This project meets a high environmental and energy performance requirement. These balconies are punctuated by large window boxes that follow a regular staggered rhythm in relation to the façade grid. They act as railings and help to manage rainwater while also contributing to the maintenance and development of biodiversity in the neighbourhood.
The rooftop includes private and shared terraces reserved for the building's residents. Two greenhouses provide a covered communal space where residents can experiment with gardening, on the roof terrace, with exceptional views over the park and the Seine.
 
LOT 4: 6,500 m² of housing for first-time buyers
Located on the tip of the plot, lot 4 has a triangular urban shape with facades overlooking the park and the Seine. Each of the dwellings is extended by vast outdoor spaces. The building is ten storeys high, marked by large balconies, made of mass-coloured concrete. Flower boxes are arranged in a close and regular rhythm and constitute a strong plant presence while affirming the horizontality of the project. On the terrace, a suspended garden constitutes a privileged shared space, offered to the residents of the residence, constituting a planted belvedere open to the great landscape.
