Eiffage Immobilier has just proceeded to the sale in State Future of Completion (VEFA) of a property complex of nearly 6500m² to Groupama Gan REIM, on behalf of the SCPI Affinités Pierre (65%), and the Banque des Territoires (35%) in Mantes-la-Jolie (Paris region). Realized by Eiffage Construction, it is a virtuous tertiary ensemble that highlights our synergies between businesses.
Entirely leased to Les Résidences Yvelines Essonne, a social housing enterprise focused on the departments of Yvelines and Essonne, on the basis of a lease of a firm duration of 12 years, the project will have the NF HQE Tertiary Building certification at the Excellent level: it is thus an integral part of the Eiffage Group’s ambitious environmental approach.
The project also has a strategic location between the train station Mantes Station and the city centre. It is developed within the Action Coeur de Ville program, of which the Banque des Territoires is a partner, and will thus participate, in the continuity of the actions of the recovery plan, to develop the attractiveness of the municipality and to revitalize its city center. In particular, it will contribute to the renewal of this mixed neighbourhood and to its growth, marked by the arrival of the EOLE line at Mantes Station in 2024.
Its triangular plan at the entrance to the city, unique in the urban fabric of Mantes–la-Jolie, gives this project its singularity. It displays an attractive contemporary architecture, imagined by the group of architects composed of Carta Associés and Pietri Architectes, animated by volumes and withdrawals rising successively over five floors, on a surface of nearly 6,500 m².
