Selected as Industrial demonstrators for the sustainable city, the mixed wood-concrete tower Hypérion is located near the station Saint-Jean, in the center of Bordeaux (delivery in 2021).
It is part of an urban renewal operation conducted by EPA Bordeaux Euratlantique, in the Saint-Jean Belcier district. Designed by Jean-Paul Viguier & Associés, the project is developed by Eiffage Immobilier Sud-Ouest, with the assistance of Woodeum.
With its 1.400 m³ of solid wood - a true carbon trap - this residential tower concentrates the equivalent of 1,000 tons of CO₂ ... This volume is similar to 9 years of energy consumed for such a building. Its implementation reduces the site's CO₂ emissions by 25%. Finally, over the entire life cycle of the building, it will save nearly 15 tons of CO₂ per dwelling!
The selected wood favors local production, in an ecological approach of short circuit.
Materials and programming mixes
More than 50 m high, the Hypérion wood frame tower has 17 levels and 98 housings on 7.000 m² SDP. The first three levels and the core are concrete. The floors and partitions are made of cross-laminated timber (CLT).
The flagship building is flanked by a 9 levels residential building (78 units on 6.000 m² SDP) and an 8 levels office building (5.000 m² SDP).
340 m² of shops at the foot of the building and 151 parking spaces in the basement complete the package.
62 apartments are intended for social housing. The remaining 114 appartments are devoted to retail sales, 38 of which are reserved for first-time buyers.

Winner of the BIM d'Or 2019
This operation received the BIM d'Or 2019, presented on the 6th edition organized by Le Moniteur and Cahiers Techniques du Bâtiment (CTB).
The project was praised for the logistic management of prefabricated structures, the quality control of the installation of prefabricated structures and carbon monitoring and reporting.
